Position Summary:

The title examiner has the responsibility of producing accurate and professional title commitments, maintaining a high level of production, assessing risk and liabilities in accordance with policy provisions, and carrying out a multitude of other title-related activities efficiently and with precision, including working with customers on revision, curative, and update requests.

Essential Functions:

  • Perform title searches, verifying, reviewing and compiling information, including but not limited to, geographic information, property surveys and legal descriptions, title orders, customer information, ownership histories, physical address, etc., which involves the return of a set of documents reflecting the history of a property.
  • Examine title orders within company guidelines to determine the conditions of the title and insurability by considering the effect of documents such as deeds, deeds of trust, mechanics liens, tax liens, judgments, assessments, divorces, probates and other matters of record.
  • Research respective title plant software, analyze and evaluate pertinent documents for determination of ownership, appraisal roles, maps, legal descriptions, and any conjunction to title.
  • Proficient in utilizing computer software and systems sufficient to manage spreadsheets, documents and search engines.
  • Prepare an accurate and comprehensive title commitment in accordance with the company’s examining and policy procedures.
  • Provide title examination review of products and services performed by title production partners.
  • Monitor errors committed by vendor partners and examiners and recommend corrective action.
  • Explain chain of title, exceptions, and requirements to customers and managers. Recognize title defects and formulate curative solutions.
  • Review surveys prepared on properties when applicable.
  • Maintain proper production levels and delivery standards on a daily basis.
  • Work closely with the customer’s timelines and assist with answering questions.
  • Ability to operate in an environment with tight deadlines and strict standards.
  • Recommends and advises management on process improvement and the impact of change and leads initiatives to improve processes and service/products.
  • Work closely with other members of the title team and vendor partners to accomplish department duties and goals.
  • Answer all emails and phone calls from customers in a timely manner.
  • Perform other duties assigned by the manager.

Education, Formal Training, and Experience:

  • Minimum of 5 years of previous title examination experience.
  • Knowledge of Texas title examination laws and regulations.
  • Knowledge of Texas Title Plant Solutions available.
  • Strong English language and communication skills.
  • High school diploma; college experience is a plus.

Reasoning Ability:

  • Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
